Something not quite right in your home?
Please report maintenance issues through your Nexgen Tenant Portal wherever possible.
You can provide details of the problem and, where appropriate, upload photographs to help us understand what has happened.
Your portal also allows you to keep track of your maintenance requests and receive updates.
REPORT A MAINTENANCE ISSUE →
Please don't ignore small problems.
A dripping tap, small leak, damp patch or broken fitting can sometimes develop into a much larger issue if it isn't reported promptly.

💷 Understanding Your Rent
Your rent should be paid on time and in accordance with the arrangements for your tenancy.
We recommend setting up a standing order or another reliable payment method to help ensure your rent is paid on time.
If you're struggling to pay
If you think you may have difficulty making a rent payment, please speak to us as soon as possible.
We would much rather hear from you early than after arrears have built up.
Open communication allows us to understand what's happening and consider what support or next steps may be appropriate.
🏡 Looking After Your Home
Your home should be somewhere you can feel comfortable and secure.
As a tenant, you are expected to take reasonable care of the property and report problems promptly.
Please remember to:
✓ Keep your home reasonably clean and tidy
✓ Report repairs as soon as you become aware of them
✓ Take reasonable steps to prevent damage
✓ Keep the property adequately ventilated and heated where appropriate
✓ Report leaks, damp or mould promptly
✓ Look after fixtures, fittings and appliances
✓ Dispose of rubbish appropriately
✓ Take care of any garden or outdoor areas you're responsible for
✓ Ask before making alterations to the property
Looking after your home helps protect both you and the property.
🔍 Property Inspections
Routine inspections help us make sure your home remains in good condition and allow us to identify maintenance issues before they become bigger problems.
We will always arrange inspections appropriately and provide the required notice.
Following an inspection, relevant information and reports may be made available through your Tenant Portal.
Our inspections aren't about catching tenants out.
They're about making sure your home is safe, well maintained and that any issues are identified and dealt with.
🐾 Pets & Changes to Your Home
Thinking about getting a pet or making changes to your property?
Please speak to us first.
Depending on your circumstances and the nature of the request, permission or a formal process may be required.
This can include:
-
Keeping a pet
-
Decorating
-
Making alterations
-
Installing fixtures
-
Changing locks
-
Making significant garden changes
-
Subletting
-
Allowing someone else to move into the property
Don't assume something is permitted simply because it seems like a minor change.
Ask us first and we'll explain the process.
📋 Your Deposit
If you have paid a tenancy deposit, it will be dealt with in accordance with the applicable tenancy deposit protection requirements.
Your deposit is not simply a payment for the final month of rent.
At the end of your tenancy, the property's condition will be considered against the condition recorded at the beginning of the tenancy, allowing for fair wear and tear.
Issues that may potentially result in deductions can include:
-
Unpaid rent
-
Damage beyond fair wear and tear
-
Missing items
-
Excessive cleaning requirements
-
Other properly payable costs
Where deductions are proposed, the appropriate deposit protection process will be followed.
🔄 Your Tenancy in 2026
Important changes to renting in England
The rules surrounding private renting changed on 1 May 2026.
Most private rented assured tenancies are now assured periodic tenancies, meaning they operate on a rolling basis rather than having a fixed end date. Existing assured shorthold tenancies also moved to this arrangement automatically.
This means your tenancy continues until you or your landlord takes the appropriate steps to end it.
Rent increases
For assured periodic tenancies, rent can generally only be increased once a year and not during the first year of a new tenancy. The landlord must follow the required legal process and provide at least two months' notice.
Want to leave?
If you want to end an assured periodic tenancy, you can generally give two months' notice, subject to the rules applying to your particular tenancy. The notice must be given in the required way and continue to meet the relevant timing requirements.
If you're thinking about moving, contact Nexgen before giving notice.
We can explain the process and help make your move as straightforward as possible.
